Plumbing Peace of Mind Protection Program

GENERAL INFORMATION

  1. DYE TEST ALL TOILETS
  2. VALUE TO YOU - The purpose of this test is to determine if your toilet has a money wasting leak. A large leak could waste hundreds of gallons of water each day and add several hundred dollars to your annual water and sewer bill. If you are on a septic tank, the same leak could be even more expensive.

  3. CHECK ALL FAUCETS FOR LEAKS
  4. VALUE TO YOU - A leaky faucet can waste over 200 gallons of water per day. See chart for cost approximation. Also, allowing faucets to continue leaking can cause further damage to the faucet resulting in more expensive repairs.

  5. CHECK ALL EXPOSED HOT & COLD WATER SUPPLY LINES
  6. VALUE TO YOU - Supply lines can deteriorate and even rupture. Deteriorated lines can usually be detected and replaced before a serious leak and damage occurs.

  7. ALL SINK PIPING WILL BE CHECKED
  8. VALUE TO YOU - Corroded and deteriorated traps can be detected and replaced before they cause problems.

  9. ALL FIXTURE DRAINS WILL BE CHECKED
  10. VALUE TO YOU - Fixture drains that are not "free running" are likely to become completely plugged.

  11. WASHING MACHINE HOSES WILL BE CHECKED
  12. VALUE TO YOU - Hoses deteriorate with age and can rupture and cause damage.

  13. ALL LAWN FAUCETS WILL BE CHECKED FOR LEAKS
  14. VALUE TO YOU - Unrepaired leaks waste money and the absence of vacuum breakers can be hazardous.

  15. CHECK ALL EMERGENCY WATER SHUT OFFS FOR PROPER OPERATION AND TAG MAIN EMERGENCY SHUT OFFS.
  16. VALUE TO YOU - Non-working emergency shut offs are of no use when really needed and can fail when used, causing a bigger problem.

HOT WATER HEATER - GAS

  1. CHECK AND CLEAN MAIN BURNER AND PILOT
  2. WHY? - Rust scale and/or dirt in or on the main burner or pilot light can cause improper fuel/air mixture and can lead to carbon or soot buildup.

  3. INSPECT FLUE PIPE
  4. WHY? - Flue pipe corrosion or leaks are dangerous. They could allow combustion by-products and carbon monoxide to enter your home.

  5. CHECK FOR PROPER VENT DRAFT
  6. WHY? - Improper or back drafting (flue spillage) from your water heater could allow the excessive formation of carbon monoxide.

  7. CHECK FOR GAS LEAK
  8. WHY? - We will leak check the gas line from the water heater shut off valve to the burners. Undetected gas leaks are dangerous and result in higher gas bills.

  9. CHECK FOR WATER LEAKS
  10. WHY? - Leaks may indicate a future serious problem which can be costly. When leaks are found early, appropriate action can be taken on a non-emergency basis.

  11. CHECK OPERATION OF EMERGENCY CUTOFF
  12. WHY? - If you are not aware of where the emergency water cutoff is located, or if it is inoperable, this could cause a costly problem if you have a leak.

  13. CHECK TEMPERATURE AND PRESSURE SAFETY RELIEF VALVE
  14. WHY? - A non-functional safety relief valve may not open when it is needed. This could result in the pressure building up to extremely high and dangerous levels.

  15. CHECK DRAIN VALVE OPERATION
  16. WHY? - The drain valve is used for flushing sediment from the tank and draining the water heater in case of repairs and/or replacement.

HOT WATER HEATER - ELECTRIC

  1. CHECK OPERATION OF ALL ELEMENTS
  2. WHY? - One or more heating elements can be burned out and you may be going without an adequate supply of hot water needlessly.

  3. CHECK THERMOSTAT OPERATION
  4. WHY? - It may be possible to reduce your thermostat setting, saving money on your electric bill, and still assure an adequate supply of water.

  5. CHECK CONDITION OF WIRING
  6. WHY? - Loose or worn wiring can lead to loss of hot water and can be dangerous.

  7. CHECK FOR WATER LEAKS
  8. WHY? - Leaks may indicate a serious problem. When leaks are found early, appropriate action can be taken.

Water Pressure Reducing Valves are a simple way to conserve water and energy if your water pressure is 80 P.S.I. or above. These automatic controls are installed at the water meter to reduce the city main pressure to a lower, more functional pressure - for most purposes: 50 P.S.I.

Water pressure reducing valves are a cost effective way to save money on your water and sewer bills normally having a payback period of about 24 to 30 months. A pressure reducing valve can save the average home between 30,000 and 40,000 gallons of water per year. Since a typical family of four uses approximately 93,000 gallons of water per year, the savings can be significant. As you can see, the higher the water pressure, the greater amount of water that is wasted.

Did You Know You May Be Able To Save Money On Your Water And Sewer Bill?

  • It is not uncommon in our area to pay one half cent ($.005) per gallon for water and sewer use. The numbers above show what wasting water can cost you. Waiting to stop water leaks costs you two ways. You must pay for the water wasted and delay can cause more extensive repair of the drains leaking.
  • Compare bathing vs. showering for water usage. Mark height of water with tape during bath, take a shower with the tub stopped and compare the water level.
  • Install the stopper before turning on the water. Initial cold water can be warmed by adding hot water.
  • The difference between a five minute and ten minute shower could mean a savings of up to 45 gallons. Consider installing water saving shower heads.
  • A dishwasher uses three to five times as much water as washing dishes by hand.
  • Only wash full loads in your dishwater. Soak pots and pans overnight if required.
  • Don't run tap water waiting for it to cool. Keep a bottle of drinking water in the refrigerator instead.
